Swiss Prime Site AG presented its strategic priorities through 2030 during a Capital Markets Day event held in Zug and Zurich. The group aims to strengthen the resilience and quality of its real estate portfolio through disciplined capital upcycling, the systematic execution of development projects, and the capture of structural demand trends, particularly in managed offices and the health sector. In its asset management division, the company plans to build on its market position in Switzerland to drive organic growth, capitalize on the outsourcing trend among Swiss pension funds to expand discretionary mandates, selectively broaden its product offerings, and strengthen its activities in Germany.
Financial and operational ambitions for 2030 include an increase in Funds from Operations per share of more than 15% compared to the newly announced 2026 guidance. The company targets a continued strong balance sheet with a loan-to-value ratio below 39% and an interest coverage ratio exceeding 6.0x, alongside maintaining its current Moody's A3 rating and a dividend payout policy targeting 80% to 90% of FFO I. Within the real estate segment, annual rental income is projected to exceed CHF 530 million, up from CHF 456.8 million in 2025, while the vacancy rate is targeted at approximately 3%. In asset management, assets under management are projected to grow to over CHF 23 billion by the end of 2030 from CHF 14.3 billion at the end of 2025, with annual revenues targeted to exceed CHF 130 million, of which roughly 70% are expected to be recurring.
To capture additional value, the commercial real estate portfolio will pursue targeted capital upcycling, execution of a development and renovation pipeline expected to generate over CHF 50 million in additional annual rental income by 2030 with a yield premium of at least 1.0 to 1.5 percentage points over market acquisitions, and leveraging structural demand trends. The company aims to raise its rental income share from the health sector from 7% to around 10% by 2030. In line with this trend, Swiss Prime Site acquired a fully let, mixed-use property in Basel on October 22, 2026, featuring health and office spaces, which generates approximately CHF 1.6 million in annual rental income at a net yield of over 4% and is expected to close on November 1, 2026.
Furthermore, Swiss Prime Site is fully acquiring FlexOffice to reinforce its standing in the Swiss managed offices market. The group is also implementing proprietary data, market insights, and artificial intelligence tools to optimize tenant and investor experiences and accelerate decision-making. Following these developments, Swiss Prime Site raised its FFO I guidance for 2026 to a range of CHF 4.30 to CHF 4.35 per share, up from the previous forecast of CHF 4.25 to CHF 4.30. Asset management assets under management growth for 2026 is now estimated at CHF 1.2 billion, compared to the previous estimate of CHF 1.0 billion.
